Selling or Renting a House with a Pool or Spa?

By LAW your pool or Spa barrier must be compliant before settlement or in the case of renting before tenants move in.

With us, you get professional inspectors who will see if your pool complies with all the state and local requirement for AS1926.1 1926.2 AS1926.3 Ministers specification SA76D and any Government amendments depending on the year your pool was built.

After inspection if compliant we can provide the pool compliance certificate on the day. If not compliant we will advise on what needs to be done to bring your pool/spa up to standard with same day easy to read reports and photos.

Common pool non-compliance issues

All swimming pools or spa pools must have a continuous safety barrier maintained by the pool owner that restricts access by young children to the pool (in very limited  circumstances self closing doors and restricting windows can be used).

  • All Pools installed before 1993 must be upgraded to today’s standards.
  • There must be no climbable objects within 900mm on the outside of the pool fence and 300mm on the inside.
  • Spa covers and lockable covers on spas are not compliant they must be fenced.
  • Self closing doors are no longer compliant (They can be used in very limited situations).
  • If a boundary fence forms part of the pool enclosure it may have to be extended.
  • Gates must close from 3 distances on first go.
  • Gates, hinges, latches and fencing rust & wear out and may need replacing.
  • Trees grow into the pool area which could be climbable to access the pool area.
  • Regulations change.
